PURPOSE:
Protection of homeowners and their guests from the losses of damage to property, room revenues and injuries occurred by guests. This is done by carefully checking appliances and advising homeowners and the property managers of any issues or problems that may be found. To take corrective measures in case of minor repair that will enhance the performance of appliance or rent ability of condominium unit. Any issues that are found will be repaired or replaced at the discretion of the homeowner or property manager. There is no guarantee that there will never be any issues. The preventative maintenance service works to locate and fix any current or new problems prior to them causing unrepairable damages.
DESCRIPTIONS:
REFRIGERATORS: These are more than likely the most important checks to have performed. On every unit we service, the condenser is checked and its coil is cleaned. For those clients not on a preventative maintenance program, this is the most popular and used service and we charge them for this call. A condenser that is not clean can end up making you spend more money in the long run. It makes the refrigerator run for a longer amount of time and it uses more electricity just to get the same cooling as if it was a clean condenser. Basically, a dirty condenser reduces the life of your compressor. An easy way to determine that a condenser fan motor will stop working soon is that when it is warm it will not be able to freely be turned by hand. During the service call, we would be able to find these issues and the homeowner can be saved from any future maintenance issues. The icemaker supply is checked and any kinked or leaking lines are replaced and/or repaired. The thermostat or cold control is also tested, as well as the defrost system on frost-free models. Gaskets, cabinets and doors are all checked for any issues and just for regular maintenance.
DISHWASHERS: Coming to the head of the line when dealing with damage done by appliances are dishwashers. Each one is inspected for usage and function. Knobs, rack rollers, gaskets, and more are all replaced on the service call. After careful inspection of the pump, door, water level switch, water inlet valve, heater and timer, we make sure there are no major snags or issues in performance. Taking proper care of a minor issue with a dishwasher is always better than waiting for it to become a major more expensive problem.
RANGE: There are four most common issues found with ranges. These are missing clock knobs, the self cleaning door lock and the oven door gaskets. Sometimes burner contacts are poor or broken and wiring can be frayed or cracked. These are easily found and repaired by our technicians. Because the broil and bake elements can sometimes show cold or hot spots before they stop working, we always inspect these. Most people don’t realize that the stove clock is important for proper operation of the self cleaning and timer for baking. So, in our service call we make sure to ensure the clock is functioning correctly. A general inspection of the range is done for functional ability and appearance. Some older range models, like Westinghouse, many times can’t be repaired because of unavailability of parts. More times than we can count, the newer ranges are installed by someone other than us and they don’t have the anti-tip device on them. This is important because newer ranges are much lighter and can be tipped over accidentally by the user and in some cases by a child. We would report this issue to the property manager to be corrected. We can find out if it is almost time for a replacement by checking the connections for corrosion on the amperage draw.
MICROWAVE OVENS: Functionality is always the main thing inspected on the microwave oven. Our primary concern is the cooking power. Arcing is also checked since it can destroy the magnetron or cause a fire. Along with the arcing; the clock, surface and cabinet light as well as the vent fan are all checked. The smart board is primarily an issue on older models. Sadly, many models no longer have these smart boards available.
VENT HOODS: If there is no over the range microwave, the vent hood is examined for four main issues. These consist of the filter and general conditions as well as the light and motor operations.
WASTE DISPOSAL: These are inspected for issues such as leaks, banging sounds, grinding and its functioning ability.
LAUNDRY: We look over the supply hoses for any deterioration and leaks on all the laundry machines. We will then let it run a cycle, this checks the balance of the machine, water valve switch and level, motor and pump. Lastly, the dryer filter is cleaned and the basic condition and usage is checked out. Two main areas are checked on the dryers. These are air flow and heat production, both of which are required for proper usage. Other important areas that we inspect are high limit, lint filter, idler, belt, drum support, motor and the timer door switch. Lint found on the cabinet will be thoroughly cleaned because lint build up will increase wear of working components and can cause a fire.
SUMMARY: With the proper care and maintenance, many appliances will make it well past their manufactured life expectancy. Preventative maintenance greatly helps to extend the life and performance of appliances and can prevent sudden equipment problems.
